Pine Street application postponed

The Zoning Board of Adjustment carried an application seeking variances to build two, five-unit townhouses to its next scheduled meeting on Jan. 25 Feb. 22.

Updated, Jan. 21: The application now appears on the Zoning Board’s Feb. 22 meeting agenda.

Board Attorney Mark Moon informed the board during its meeting last night that he spoke with counsel for the applicant, who asked that the board carry the application to the January meeting — without the need for more published notice — to allow them to address some comments and questions raised in the engineering report and other aspects of the application.

Zoning Board Chairman William Hering opened the meeting — which was held virtually via Zoom — to any public comments or questions. Eight people were logged into the meeting, according to Moon, but none offered questions or comments. Hering suggested that members of the public with any questions about the application ahead of the January meeting can contact administrators in the zoning and planning office, who should be able to answer questions ahead of time.

Colonia-based Pine Street Rahway, LLC, is seeking preliminary and final site plan approval to build 3 1/2-story, three-bedroom units on two undeveloped Pine Street lots that would be consolidated into one of 33,851 square feet; a little more than three-quarters of an acre. About one-quarter of the area consists of wetlands.

Pine Street is a “paper street” off Barnett Street, adjacent to Flanagan Field and essentially at the Linden border. The application proposes to vacate the Pine Street right-of-way, improving it with a paved road, curbing, lighting and an underground stormwater management system.

The application requires a d(1) use variance because townhouses are not permitted in an R-2 residential zone (medium density, single-family), in addition to nine variances, seven bulk requirements for the R-2 residential zone, and two for design standards:

  • Floor area ratio (FAR)
  • Minimum lot depth
  • Minimum front yard setback
  • Minimum side yard setbacks (2)
  • Maximum building coverage
  • Maximum improved lot coverage
  • Minimum number of parking spaces
  • Paving location

Since the Dec. 15 post about the original application, a revised planner’s report was submitted on Thursday, and a review by the Engineering Department.
