West Main Street concept ‘working out issues’

A concept to put a four-story, 20-unit building on a long-vacant West Main Street lot abutting the Rahway River isn’t likely to return until developers resolve flood plain issues.

During the Redevelopment Agency’s regular monthly meeting on Dec. 8 — held via Zoom — Commissioner Tim Nash asked about updates on a number of downtown projects, including a concept plan that was presented last spring for 141 W. Main St.

Executive Director Robert Landolfi said the potential developer is proceeding with engineering on the proposal. “They have flood plain issues so they’re proceeding, trying to work out those issues with the DEP (Department of Environmental Protection). Until they do, they’re not going to come back and try to finalize any type of presentation.,” he said. “They’re not small issues they’re trying to work through there,” Landolfi said.

In April, the Redevelopment Agency  heard a presentation for a concept plan of 20 units in a four-story building on vacant property at 141 W. Main St. The lot backs up to the Robinson’s Branch of the Rahway River, between Cambridge Courts apartments and several other residential buildings. The Redevelopment Agency designated141 West Main Street, LLC, as exclusive redeveloper of the site for a period of 120 days.

The proposed wood-frame building would have 20 rental apartments: 16 two-bedrooms, including four penthouses, and 4 one-bedrooms. Two-bedrooms would be about 1,100 square feet and one-bedrooms about 700 square feet. Apartments would be market-rate rentals, with comparable two-bedrooms leasing for $2,300 to $2,400 and one-bedrooms ranging from $1,800 to $1,900.

Two garage doors and a lobby would front the street on the ground floor with a gym area on the upper levels next to the penthouses. Twenty parking spaces would be spread across two levels, one on the ground floor and one below ground.

Property records show that Block 161, Lots 4 and 5 were acquired in November 2020 for $100,000 by 141 W Main Street, LLC.
