Phase two of The Mint under way, targets 2023

The 108-unit second phase of a two-building development downtown has begun construction with a completion timeline of 2023.

Dornoch II, also referred to as Phase 2 of The Mint, received footings and foundation permits and has started construction “in full swing,” Executive Director Robert Landolfi told commissioners during the Redevelopment Agency’s regular monthly meeting on Wednesday night, held via Zoom. They anticipate “going full bore, or until they get held up by the weather,” Landolfi said during the engineering report in the absence of Engineer Jacquline Dirmann.

The estimated construction schedule, if all goes well, would have an early 2023 completion for the building, according to Landolfi. If they’re able to keep on schedule, he said the building could open by April or May of that year.

The developer, Dornoch II Urban Renewal, LLC, is a partnership between Fields Development Group and Slokker Real Estate Group.

The second phase of The Mint includes 108 units in a six-story building, with ground-floor parking at the corner of Polar and Main streets. The Planning Board in April approved changes that added 16 units and another level to the initial 92-unit plan, which had proposed underground parking rather than ground-floor parking. The original application received approval from the Planning Board  in 2015 for 208 units across the two buildings, with 198 garage parking spaces.

The first phase, completed in in late 2019 and opened in early 2020, consisted of 116 units. The five-story building includes 57 one-bedrooms, 35 two-bedrooms, and 24 studios over 119 parking spaces and about 2,200 square feet of commercial space on the ground floor.

Once completed, the project will pay about $360,000 in the first year of its 30-year Payment In Lieu Of Taxes (PILOT) agreement, approved by City Council in 2014. The annual payments will increase about 3% each year.
