Monroe St. to close for work related to The Mint

The Monroe Street extension is expected to be closed for a few days in the next month or two so that a communications line can be installed between the two buildings of The Mint.

During her report to commissioners at the April 20 regular monthly meeting of the Redevelopment Agency, Engineer Jacqueline Dirmann said the developer was unable install a communications line the first time when Monroe Street was closed in January for utility connections. “There’s lots of utilities under that road so they need to proceed with caution,” she said, adding that the work is expected to take about three days.

The Mint is on track for a December 2022 completion date. Some modifications may need to be made on lighting on Poplar Street and moving a fire hydrant, Dirmann said.

The developer, Dornoch II Urban Renewal, LLC, is a partnership between Fields Development Group and Slokker Real Estate Group.

The second phase of The Mint, at Poplar and Main streets, includes 108 units in a six-story building, with ground-floor parking. About a year ago, the Planning Board approved changes that added 16 units and another level to the initial 92 units, which had proposed underground parking rather than ground-floor parking. The original application received approval in 2015 for 208 units within the two buildings, plus 198 garage parking spaces.

The first phase of The Mint, completed in in late 2019 and opened in early 2020, consists of 116 units. The five-story building includes 57 one-bedrooms, 35 two-bedrooms, and 24 studios over 119 parking spaces and about 2,200 square feet of commercial space on the ground floor.

Once completed, the project will pay about $360,000 in the first year of its 30-year Payment In Lieu Of Taxes (PILOT) agreement, approved by City Council in 2014. The annual payments will increase about 3% each year.
