And now the moment you’ve all been waiting for, or not, the most viewed posts of 2008 (I’ll be scouring garage sales and flea markets for an appropriately gaudy trophy to present to the top spot):

Hmm…I sense a restaurant theme. Maybe we’ll focus a bit more on that if that’s what readers want, although of the 132 posts in 2008, 20 were restaurant related. It’s likely a common way to find the blog, while looking for info about new restaurants, particularly Luciano’s and Cubanu. In 2009, we’ll also try to more consistently offer news outside of downtown, like Route 1 or St. Georges Avenue.

A look back at 2008

A little belated but let’s take a year-in-review look at the milestones in redevelopment during 2008. A good starting point is Mayor James Kennedy’s State of the City address last January since he’s scheduled to deliver the 2009 version during Monday night’s City Council reorganization meeting:

– Town Center negotiations were continuing and the project was “continuing to be defined.” The plans may still include some of the aspects originally proposed but the residential and retail components likely will come in phases, at last estimate, around 2013.

Luciano’s opened and received favorable reviews, not just from readers here, but also The Star-Ledger.

Carriage City Plaza opened in the summer. While the Hotel Indigo reportedly has enjoyed a solid occupancy rate, about 40 of the 200+ condos at SkyView have closed, and it’s unclear how many might be owner rentals.

Park Square was to open this year but a revised timeline is looking more like March, though construction on the Main Street side of the project started in 2008. The photo below right is from January 2008, left, is from December 2008.

– The Hamilton Laundry building was finally demolished in August.

– The economic meltdown and ensuing credit crunch was enough to change two projects. Station Place and Renaissance at Rahway both received approvals last year to become rentals instead of for-sale condos.

So what does 2009 hold for Rahway? Any predictions?

You’d have to think that people will finally move into Park Square. Let’s hope that something more substantial starts happening at The Savoy. As for new shops or stores though, let’s be honest, it doesn’t look good given the retail sector and the economy in general. Who knows what’s going on with the retail space at Carriage City Plaza, where a coffee shop, dry cleaners and restaurant has always been part of the plan. In recent weeks, two more downtown spaces have closed up shop or will close: the former photo store at the corner of Irving and West Main streets and the art gallery at 89 E. Cherry St.

New timeline for Park Square: March ’09

A Transit Village Update in the latest edition of “Transit-Friendly Development” makes mention of several mixed-use projects in Rahway, including Park Square, where “occupancy is scheduled for early 2009.”

Eric Harvitt, a principal with Keasbey-based Landmark Companies, confirmed that they’re aiming for March for occupancy in the first of the 159 rental units in the four-story buildings. You’ll recall that at one point occupancy was expected by the fall. Harvitt attributed the revised timeline to “typical construction delays and maybe too aggressive a projection.”

Park Square update: October

The first rental units of Park Square are expected to come on line by October. Once the exterior brickwork is finished on the four-story development, streetscape along Irving Street will begin, with a target of Sept. 1.

Certificates of occupancy will be done by floor — about 20 units at a time — said Eric Harvitt of Keasbey-based Landmark Companies during a tour of the project earlier this month.

The Main Street side of the project (right) is expected to be completed in about 18 months and should move quicker since there are no design decisions to make, as it’s very similar to the Irving Street structure.

Park Square will have 159 rental apartments: 63 units on Irving along with 7,000 square feet of retail space, and 96 units on Main Street, with a courtyard and driveway between the two buildings. Retail tenants also are expected to begin operation by the fall; they are in discussions with a coffee/teahouse and an optometrist.

The project broke ground more than a year ago and occupies a block of downtown that once housed, among other things, a bank, hardware store, boarding house, gas station and thrift shop.

Developers of Park Square are in “serious discussions” with a tea and coffehouse, as well as an optometrist for half the commercial space, according to Eric Harvitt of Landmark Companies.

The first major residential redevelopment project to break ground downtown, Park Square is expected be ready for occupancy by August. It is comprised of 159 luxury rental one- and two-bedroom apartments and 7,000 square feet of ground-floor retail space along Irving Street between Elm and Elizabeth avenues. Since the retail space can be subdivided, the number of tenants will depend on their size.

Construction has begun on the Main Street side of the project, which will mirror the Irving Street side. Formerly home to Cliff Hardware and other properties, including a boarding house on Elm, Park Square broke ground in October 2006.

Retail at Park Square by summer?

Retail space at Park Square could be ready by this summer — specifically June or July — if a new sign (below) at the construction site is accurate. The four-story project is slated to have about 7,000 square feet of ground-floor retail space, along with off-street parking, and 159 one-and two-bedroom rental apartments.

Landmark Companies, which broke ground at the former Cliff Hardware site in October 2006, is beginning the second phase of Park Square, essentially a similar structure on the Main Street side of the property. The developer also will fund the cost of burying the utilities, City Administrator/Redevelopment Director Peter Pelissier said last week.

For those who’ve asked about how the new traffic patterns might affect Hot Rods and Harleys (May 17; rain date May 24), they aren’t expected to, according to Ray Mikell, executive director of the Rahway Center Partnership.

The event is bigger again this year, starting at Jaques Avenue and West Milton Avenue and proceeding to Main Street before heading all the way to the arts center. He also mentioned the Rahway survey, which has closed, is being tabulated and he should have an update to share within the next month.

‘She’s a brick…’

You’re probably still rubbing your eyes after yesterday’s heavy, wonkish post so it might be best to get back to some more tangible redevelopment items. As you can see from the photo above, the Elm Avenue side of the Park Square project is moving along, with brick work completed and scaffolding removed. The photo at right was from a little over two weeks ago.
On the opposite corner (Elizabeth Avenue and Main Street), you can see they’ve started digging a big hole. Although I didn’t snap a photo, the guess here is that it’s the early stages of the second phase, plans for which were recently submitted to the city.

USA Today had a piece this week about boutique-style hotels, such as Hotel Indigo, and their foray into the suburbs (though I’m not sure who would consider Hoboken the suburbs — Manhattanites, I suppose?). While it didn’t mention Hotel Indigo at SkyView in Rahway, it did cite a few other examples of Hotel Indigos planned outside Boston and Indianapolis.

SkyView at Carriage City Plaza will have an open house this Saturday and Sunday from 11 a.m. to 3 p.m., according to their Web site.
