Medical office settles multi-year tax appeal

A St. Georges Avenue medical office  will see its property tax bill reduced by a third after settling a multi-year tax appeal with the city.

City Council approved the settlement (AR-221-14) at its moHarshem Family Practicest recent meeting, Nov. 10. The $49,370 refund is about a third of the total $148,942 that the property would have paid for the four years, 2010 through 2013. The largest reductions came in the earlier years: 39 percent in 2010, 35.5 percent in 2011, 33.5 percent in 2012 and 25 percent last year.

Accompanying the resolution was Exhibit A, which details the settlement, including appraisals by the property owner, the city’s representative and details of the settled assessment.

The nearly 7,100-square-foot facility, which also has a parking lot of about a dozen spaces, had a property tax bill of about $30,369 this year. It was assessed for $489,500 this year, down from  $653,800 in 2013, a reduction of about 25 percent.

Rudard, LLC purchased 1003 St. Georges Ave. (Block 141, Lot 15.01) for $824,250 in February 2010. Previously, the single-story building at the corner of Maple Avenue was home to a Washington Mutual bank branch (which was sold off to J.P. Morgan Chase during the economic meltdown), and before that, a West Coast Video and Pizza Hut.

The property was vacant for almost two years before the Zoning Board of Adjustment in September 2010 approved several variances for Harshem Family Practice. It was a few years of renovations before the medical office moved in, after operating out of a Bryant Street property.
