Former gym, future Wawa site sold for $2.3m

The former Power & Fitness gym property on St. Georges Avenue, approved last summer for development as a new Wawa, sold for $2.3 million in the spring.

Power and Fitness2The sale closed April 24, according to property transaction records. The site at 280 St. Georges Ave. (Block 6, Lot 3), which abuts Murray Street on its eastern side and Remsen Street on its west, is assessed for $1,175,500, generating an overall property tax bill of about $76,736 for 2017.

Power & Fitness closed at the end of 2014. Almost a year ago, the Zoning Board of Adjustment granted unanimous approval for construction of a Wawa convenience store and gas station. At the time, the plan still needed approval from the state Department of Transportation (DOT) since St. Georges Avenue (Route 27) is a state highway. Once that approval is gained, construction is expected to take about six to eight months.

The application called for a 5,051-square foot convenience store and 5,280-square foot canopy over six fuel pumps.

Power Fitness SignThe entity 280 St. Georges Ave., LLC, purchased the 3.6-acre property from Rahway-based Giacobbe and Sons Contractors. The LLC lists the same Lavallette address as AST Development Corporation.

The company partnered with two other developers to build the 116-unit Metro Rahway on Campbell Street and also is the developer of a 219-unit project that was approved earlier this year for the Center Circle site on Main Street.

The firm also developed projects for the Union County Improvement Authority (UCIA) including the Park Madison site in Plainfield and the $56-million Roselle Mind and Body Complex.
