Developer moves on from Mangos proposal

Unable to come to terms on acquisition of the former Mangos Grill property, a developer has walked away from a proposed 88-unit project for the site.

49a3c-mangosbarandgrillThe Redevelopment Agency approved a resolution at its April 6 meeting to mutually terminate the redevelopment agreement with 1321 Fulton Street, LLC, an entity created by DMR Construction Services to build a 5-story development. The project would have encompassed Block 312, Lots 4.04, 23 and parts of Lot 5, and razed two existing buildings along Fulton Street just in from East Milton Avenue as well as using a surface parking lot.

In an April 5 letter to the Redevelopment Agency, DMR President Richard Radici requested that the agreement be terminated “without prejudice based on their inability after extensive ‘good faith negotiations’ to come to agreement on a sale and the city’s unwillingness to exercise its power of eminent domain to acquire the property.”

Executive Director Leonard Bier told commissioners that he’s “on track” to meet with owners of the property who will try to pick up the plans that DMR had but declined to go into detail since they’re in negotiations with surrounding property owners.

DMR originally proposed a concept in August 2013 which was revised before getting approved as redeveloper in September 2013.

The developer is moving forward on another project, The Gramercy on East Cherry Street, and also has proposed Poplar Court, a 75-unit project at the Northfield Savings Bank site at Irving Street and Elm Avenue.
